Spearhead Africa is a Nairobi-based real estate finance and advisory business, delivering innovative financing solutions and alternative sources of capital to developers and property owners in the East African region.
Spearhead Africa provides property portfolio analysis, project appraisal, structuring and financing expertise to maximize desired client outcomes such as highest returns and portfolio optimization.
The company was founded by Ngatia Kirungie, a financial services and investment professional with a background in regional and international real estate and financial markets with large financial institutions in New York, London and Nairobi. Rachel Shone joined the team in 2016 and is a real estate and financial services professional with a background in international property markets and institutional investor services across New York, London, Washington, DC and sub-Saharan Africa.
Spearhead Africa is built on the core principles of excellence in client service, integrity, and reliability. Our experience and extensive ties in both developed markets and across Africa enables us to deliver locally relevant services and financial solutions at the highest global standards.
Working closely with developers and our financial partners, we structure and arrange the optimal financing required for each project comprising equity, mezzanine and senior debt, sourced from pension funds, insurance companies, private institutional investors and commercial banks.
We contribute to the project development strategy – highest and best use analysis, market feasibility, design and construction process – and develop the bankable financial feasibility studies, cash flow models and appraisals required to secure project finance, to manage the development process, and to mitigate risk.
We produce detailed financial models and tools used to identify project funding requirements and to carry out critical sensitivity analysis. Further, we produce the relevant investor materials such as teasers and information memoranda which highlight the expected project performance, IRR and other profitability metrics.
Real Estate Advisory
We advise our clients on investment and development opportunities, including strategies to optimize existing developed and undeveloped real estate holdings.
We manage the investment process including deal analysis, structuring, and asset and partner due diligence, as well as provide project development oversight for our clients. Working alongside project managers and other professionals we ensure projects progress from initial inception through to design development, planning, procurement, construction, delivery and end-user sale.
We provide financial oversight through the development process, providing regular reports on the project’s financial position while monitoring and coordinating fee accounts and payments, and managing forecasted versus actual construction costs and revenues.
We assist our developer and investor clients with the formulation and execution of asset acquisition and exit strategies to optimize portfolio performance and asset value.
We arrange investment sales of completed developments to institutional investors seeking existing income generating assets. Similarly, we structure and market commercial real estate sale-and-leaseback opportunities underpinned by long-term leases from high quality corporates.
We support these transactions by providing independent due diligence and structuring capabilities, and use market trends and dynamics to determine accurate pricing, optimal timing, and mitigation measures to possible risks and liabilities.
